Grading and levelling
Yard Grading & Lawn Levelling in Mississauga
Low spots, bumps and ground that falls toward the house make every lawn harder to keep. We reshape the yard so water moves and sod lies flat.

Sod Only Lasts on Level Ground
Grass can't fix the shape of a yard. On clay, water that has nowhere to go sits on the surface for days, softens the soil and drowns roots. High spots dry out and get scalped by the mower. Over time, the lawn turns patchy in the same places, no matter how much seed or fertilizer goes on it.
Slope matters for more than the grass. Ground that falls toward your foundation sends runoff the wrong way, and a yard that has settled after construction can quietly start doing that. Grading corrects the surface so rain drains clear of your walls and toward the path your lot was designed to use.
This is the step we check on every job, and it is usually paired with sod installation or lawn replacement. The yard is open, the soil is exposed, and the new lawn starts on a surface built for it.

WHAT YOU GET
What Grading & Levelling Includes
A Slope Check
We look at how the yard falls, where water collects and how the grade meets your foundation, walkways and neighbouring lots.
Cutting the High Spots
Humps and ridges are taken down, and usable soil is moved to where the yard needs it instead of being wasted.
Filling the Low Spots
Dips are built back up in layers and firmed, so they do not simply sink again the first time the ground gets wet.
A Finished Surface
We rake the final grade smooth, leaving the yard ready for sod with no ridges for rolls to bridge over.

THE PROCESS
How We Grade and Level a Yard
Tell Us What You Are Seeing
Send a few details through the form, or call. Photos of the problem area after rain are especially helpful.
Read the Yard
We visit, check the slope and find where water wants to go before anything gets moved.
Shape the Ground
High spots come down, low spots come up, and the surface is set to shed rain away from your foundation.
Finish for Sod
The final surface is raked smooth and checked, ready for new sod to go down.

Yards That Need Grading
Low Spots That Hold Water
If the same corner stays wet for days after rain, the surface is probably dished. Clay will not drain it quickly by itself.
Bumpy, Uneven Lawns
Settled trenches, old stumps and years of frost movement leave a surface that is rough underfoot and hard to mow cleanly.
Slopes Toward the House
Soil beside a foundation can settle over time. Rebuilding that slope helps carry surface water away from the walls.
Yards After Construction
Heavy machinery ruts and compacts the ground. After an addition or pool, the lot often needs reshaping before any lawn goes back.
Signs Your Yard Needs Levelling
- Your mower scalps the same high spots
- Puddles sit for days after rain
- The lawn feels bumpy underfoot
- The ground slopes toward the house
- Soil has settled along old trenches
- Moss or dead patches keep returning in one area
Is it a big job?
Often not. Many yards need shaping in only a few areas. We will show you what needs doing and what can stay.

Why Grade with Right On Sod
We Think About Water First
A level yard is not always the right yard. The surface needs to fall in a planned direction, so we shape it around where water must go.
Built for the Sod on Top
Because we lay the lawn too, we grade to the finish that sod needs and do not leave a rough surface for someone else to fix.
We Respect Shared Drainage
Many lots share swales with neighbours. We keep those paths working and flag anything that could affect the property next door.
One Crew, One Price
Grading and sod are quoted together, so you are not coordinating two contractors or paying for two trips.
What it costs
Grading is priced as an add-on to sod work at about $1.00 per sq ft, plus 13% HST. See full pricing →

WHERE WE WORK
Grading and Levelling Across Peel
Peel's clay makes grading a common need from Mississauga to Brampton and south Caledon. Older lots tend to need settled areas rebuilt, while newer lots are often rough or compacted after construction. Your area page has more detail.
Grading & Levelling Questions
How much slope should a yard have?
A yard should fall gently away from the house and toward its designed drainage path, usually a swale along the lot line. The right slope depends on your lot and how it fits with your neighbours' grades, so we check on site instead of working from a single number.
Does levelling always mean lifting the lawn?
Not for shallow dips. Thin layers of soil can be top-dressed over the existing grass, which grows up through them. Deeper problems mean lifting the lawn, because burying grass under too much soil kills it.
What is top dressing?
It is a light dusting of soil raked across a lawn to even out small dips and improve the surface. It suits minor unevenness, but a yard sloping the wrong way needs real grading.
Do I need a permit to change my yard's grade?
It depends on the work and where you live. Mississauga has a lot grading by-law, and Brampton has guidelines asking homeowners not to alter swales. We check what applies before moving soil, and we keep existing drainage paths working.
