Churchill Meadows Lawns and Yards

Churchill Meadows is one of the youngest parts of Mississauga. It was the final phase of the Erin Mills plan, with heavy building from the late 1990s through the 2000s, and most homes here date from 2001 to 2010. So why would a lawn this young need replacing?

The answer usually lies in how it was installed. Builders work to closing dates, and on thousands of homes, sod went down fast over soil that machinery had just finished compacting, sometimes with little real topsoil beneath it. That lawn looked great on move-in day. Twenty years later, shallow roots, hard clay and heavy family use have caught up with it.

Lot sizes add another pressure. About four in ten homes here are detached, three in ten are semi-detached and one in five is a row house, so yards are often compact, with a short front lawn, a shared side swale and a small backyard. Those small spaces take a lot of traffic. And because the houses were built close together, a change in the grade can easily affect the neighbours, so swales need to keep working as designed.

Replacing a lawn here is also a chance to fix what the original crew skipped. With the old turf gone, compacted soil can be loosened, low spots along side yards can be built up, and the surface can be set to carry rain toward the swale, not toward a basement window. On a compact lot, those changes are small in scale, but you will feel the difference under the mower and see it in the first dry summer.

Churchill Meadows

Bounded roughly by Ninth Line, Britannia Road, Winston Churchill Boulevard and Highway 403, this is a neighbourhood of detached homes, semis and townhomes on efficient lots. Over eight in ten homes are owner-occupied, and many original owners are now dealing with their first full lawn replacement. Your plan will depend mostly on lot type, because a detached yard, a semi and a townhome each bring different access and drainage questions.

CHURCHILL MEADOWS QUESTIONS

Churchill Meadows Sod Questions

Why do builder lawns thin out after 20 years?

Mostly because of what is underneath. Sod laid quickly over compacted subsoil cannot root deeply, so it depends on constant watering and feeding. As thatch builds up and the soil tightens, the grass thins and weeds fill in. Replacing the lawn lets us fix the base that was skipped the first time.

Can you re-sod a semi-detached front yard?

Yes. Many semis have small lawns, so check our $1,500 minimum against your yard size, and consider doing the front and back together. If you share a lawn edge with your neighbour, we will agree on a clean line before cutting.

How long until I can use the lawn again?

Keep heavy use off the new sod for the first few weeks, while it roots into the soil. Mow when it is growing strongly and gives a firm tug back. We will give you a watering plan and tell you when kids and dogs can go back on it.

Do I have to do the front and back at the same time?

No. Many owners start with the front yard, since that is the lawn everyone sees, and finish the back later. Doing both at once can make sense if the backyard is reached through the same side yard, because the crew only makes one trip. We will price it either way, so you can compare.
